DCON is poised to joint venture with PRIN to develop townhomes 'City Sense Bangna-Trad'

Introducing an innovative quality assurance system for piling that meets the needs of contractors and homebuyers

'DCON Products' is actively pursuing the residential development market, planning to partner with 'Prinsiri' to develop the townhomes 'City Sense Bangna-Trad', with a project value exceeding 950 million baht. After acquiring a 25% stake in PRIN, the company aims to leverage its strengths in construction materials and project development to complement each other. The response to this new business has been excellent, with the launch of an innovative piling quality recording system that allows contractors and homebuyers to verify the piling process for each pile, enhancing confidence in the use of piles and residential living. This reinforces the commitment of 'not only believing in quality but also knowing it, with evidence to prove it.'

Mr. Witthawat Phorakool, CEO of DCON Products Public Company Limited, a manufacturer of construction materials and real estate development, revealed that the company will establish a joint venture with Prinsiri Public Company Limited, a quality real estate developer, with a shareholding ratio of 49 to 51 in the development of the 'City Sense Bangna-Trad' project (City Sense Bangna-Trad), comprising 384 townhome units valued at 958 million baht on land owned by DCON's subsidiary, to continue its residential project development business. This follows DCON becoming the second-largest shareholder in PRIN with a total stake of over 25% since May and having its representative, Mr. Niruth Intharathachang, appointed as a director of PRIN since July 17. The project is expected to be launched in July 2021.

“We have expertise in construction materials, especially in piling, which is a crucial part of building residential projects. Meanwhile, Prinsiri has over two decades of experience in residential development and expertise in various locations. We believe that our capabilities in both areas will complement each other and make our first joint venture project a quality project that receives positive feedback from consumers,” Mr. Witthawat stated.

Mr. Witthawat further mentioned that in addition to the new residential project development business, the company has also received positive responses in other business areas, such as the precast wall factory that just launched and began production for the first time in the first half of this year. This has also received excellent feedback from customers in terms of production quality, with machinery imported from Germany. The trend of project developers shifting to using precast walls has led to gradual signing of contracts for precast wall installations since production began.

Moreover, the company continues to develop its business with new technologies and innovations. Recently, it has developed a piling quality recording technology that includes video documentation of each pile to verify that it can bear the weight as calculated, serving as proof of the strength of DCON's piles. This helps both contractors and homebuyers to confirm that the houses they purchase have been constructed with strong piling, increasing contractors' confidence in using the piles and providing homebuyers with assurance of a well-constructed home.

“In the past, verifying the load-bearing capacity of piles involved counting the last 10 hammering instances to see if the pile had sunk to the calculated depth, which customers could not confirm whether it could bear the weight as reported. However, with DCON's commitment to not only believe in quality but to know it and prove it, we have initiated a new innovation in delivering piling work. In addition to receiving the usual report of the last 10 hammering tests, customers can now access actual video footage of the piling process for each pile, kept as evidence at the company,” Mr. Witthawat stated.

For DCON Products Public Company Limited, entering its 24th year, it is the leading manufacturer of prestressed concrete floor slabs and piles for residential buildings with the highest production capacity in Thailand, exceeding 300,000 square meters per month. It also produces various construction materials, such as hollow core slabs, lightweight concrete blocks using the CLC system, and various types of precast fences. The company has a vision to continuously expand into new businesses, including residential development, to better understand the needs of its developer customers. Just as a great chef must also be a great taster, being a construction material manufacturer that appeals to developers requires a skilled distributor who understands customer needs.
